At Ludwigstraße, the parking structure meets a lively urban interface, acting as a functional hub for motorists, transit users, and cyclists. A dynamic circulation concept organizes parking spaces along a gently inclined, continuous ramp that winds upward like a snail shell. This clear vertical development minimizes wayfinding confusion while avoiding the dark, closed atmosphere that often characterizes traditional parking garages.

Patrons navigate the structure through two distinct circulation elements that weave into the urban fabric. A waterfall-like exterior staircase on the west side collects pedestrians coming from the shops along Rosenheimer Straße and doubles as a protective canopy for the adjacent bus stop. On the east side, an open staircase and elevator connect directly to the winding paths of the adjacent city park and a future footbridge to the town hall square. The structure provides approximately 167 parking spaces across three above-ground levels and one underground level, with dedicated barrier-free spaces located directly opposite the entrance barriers.

From the street, the building acts as a landmark defining the southern entry into the city. The spiraling ramp leads up to a covered top parking deck, which features extensive green roof planting to integrate the building seamlessly into the landscape when viewed from above. In the souterrain level, a sloped embankment towards the park opens the basement to daylight and fresh air, creating an exceptionally bright, welcoming environment that includes a direct underground link to the neighboring residential and commercial complex.
The building's facade functions as a highly communicative, light-enhancing screen that changes in response to its urban surroundings. Rather than solid walls, low parapets and bright floors and ceilings are used in combination with a central light well ("Lichtauge") to funnel natural sunlight deep into the structure. Facing the park, low parapets maximize views of the old trees and maintain a direct visual connection. Along the street sides, a perforated metal cladding unifies the building mass and calms the streetscape, while remaining highly permeable to light and natural ventilation. On the north-west corner, greenery growing on steel-cable trellises provides natural screening and noise control for nearby residents.
